QuestionsBlock management software
Block management software, answered.
What managing agents ask us before they move their blocks to WiseBlock: what it does, how it is priced, how the data comes across, how it is kept safe, how it handles fire safety, and what the AI agents do — and don't do.
Sheet 01General
The basics.
What is WiseBlock?
WiseBlock is block management and fire safety compliance software built for UK managing agents, freeholders and building managers. It brings building management, resident communication, service charges and finance, and AI agents that take on the repetitive work into one platform.
Who is WiseBlock for?
Anyone who manages residential blocks in the UK: managing agents, freeholders, housing associations, block managers and property companies. It works for a single building and for a portfolio run from several offices.
Do I need technical knowledge?
No. WiseBlock is made for property professionals, not IT teams, and our onboarding team guides you through setting it up.
Is WiseBlock available outside the UK?
Not at the moment. WiseBlock is focused on the UK market, and its compliance features follow UK fire safety law and UK planning use classes.
How do I get started?
Book a 30-minute demo. We walk you through the platform on a portfolio like yours, then agree a migration plan for your data.
Sheet 02Features
What the platform does.
What's included in the core platform?
Building management, property and unit records, resident records, fire safety compliance (inspections, fire risk assessments, findings and remedial actions), communications and the resident portal. AI agents and some advanced modules are switched on as you need them.
Can residents access their own information?
Yes. The resident portal gives each resident a secure login to see their building's information, their finances and service charges, the community board, a calendar and their notifications, and to report repairs.
Does it support multiple buildings?
Yes, as many as you manage, across several offices. Every building has a 360-degree view: compliance, finances, units, residents, documents and history in one place.
Can I send messages to residents?
Yes. Messaging goes out by email, SMS, WhatsApp and in-app notification, to one resident, a floor, a building or every building, and respects each resident's contact preferences.
Is there reporting?
Yes. A reports centre covers finance, compliance, the portfolio and communications. Every report can be filtered and exported to CSV or PDF.
Is there a mobile app?
Yes. Field inspectors use the WiseBlock mobile app on iOS and Android to carry out fire checks, scan NFC tags, take photographs and submit inspections from site.
Sheet 03Pricing
What it costs, and how it is billed.
How does pricing work?
WiseBlock is modular: you pay for the platform and the modules you switch on, and nothing else. Prices are quoted for your portfolio rather than taken from a list. See how pricing works.
Is there a free trial?
We may offer a trial during onboarding. Book a demo and we can set you up with your own data so you can judge the platform on real work.
Do I pay for all AI agents?
No. Each AI agent is optional. Switch on the ones you need and switch them off again at any time.
Are there per-user fees?
There is no per-seat price list. The quote covers your portfolio as a whole, and how many people log in, with which roles, is one of the things it takes into account.
Is there a minimum contract period?
No long-term lock-in. You can cancel at any time, and cancellation takes effect at the end of the current billing period, as our terms set out.
What payment methods do you accept?
UK bank transfer and the major credit and debit cards, invoiced monthly or annually.
Sheet 04Migration
Moving your data across.
How long does migration take?
It depends on the size of the portfolio and the state of the data. We agree a plan and a timetable with you before we start, and large portfolios are moved in phased batches.
What data can you migrate?
Buildings, properties, residents, financial history, inspection records, documents, contacts and standing orders.
What systems can you migrate from?
Our team maps the data from the system you use today, so there is no technical work for you. Tell us what you use when you book a demo.
Is there any downtime during migration?
No. We set WiseBlock up in parallel while you carry on with your current system, and you switch over once you have checked the data.
Do I have to re-enter data by hand?
No. Our team imports, validates and checks the data, and you review and approve it.
What if my data is messy?
That is normal. We clean, deduplicate and normalise it as part of the migration, which is included in onboarding.
Sheet 05Technical
Security, hosting and integrations.
Where is data stored?
In the United Kingdom and the European Economic Area, on encrypted connections, with every organisation's data kept apart from every other's. Our privacy policy sets out where data is processed and the safeguards for any transfer.
Is WiseBlock secure?
Each organisation's data is isolated from the others, credentials are encrypted, every connection uses HTTPS, access is controlled by role, and the code is scanned for security issues before it ships.
Does it integrate with other tools?
Yes: SMS and voice calls through Twilio, email delivery, WhatsApp, Open Banking for bank statements, statement import from CSV or PDF, and a REST API. See the integrations.
Which browsers are supported?
All modern browsers: Chrome, Safari, Firefox and Edge. WiseBlock works on desktop, tablet and phone.
Is there an API?
Yes. A REST API with bearer-token authentication and organisation-scoped endpoints — the same API our mobile app uses.
How often is WiseBlock updated?
Updates ship regularly, without downtime, and every customer is always on the latest version.
Sheet 06Compliance
Fire safety and UK regulation.
Does WiseBlock help with UK fire safety?
Yes, across the whole cycle: scheduled inspections, fire risk assessments (Type 1 to 4), findings, remedial actions, digital signatures and PDF reports, in line with the Regulatory Reform (Fire Safety) Order 2005. See fire safety compliance.
Which FRA types are supported?
All four: Type 1 (common parts, non-destructive), Type 2 (common parts, destructive), Type 3 (common parts and flats, non-destructive) and Type 4 (common parts and flats, destructive). WiseBlock recommends a type from the building's height, number of flats and use class.
Are UK use classes supported?
Yes. Buildings can be recorded under the UK use classes — C1 to C4, E, F1, F2, B2 to B8 and sui generis — and the use class feeds into the recommended FRA type.
Can inspectors use it in the field?
Yes. The mobile app handles fire checks, NFC scanning and findings with photographs, and submits them as they are completed.
How are remedial actions tracked?
Each finding raises actions with a priority, a target date and a status that moves from open to in progress to completed, with notifications along the way.
Are compliance reports available?
Yes. Inspection summaries, FRA status, outstanding actions and asset compliance, all exportable to CSV or PDF for audits.
Sheet 07AI & automation
The agents, and who stays in charge.
What AI agents are available?
Agents include the platform AI assistant (questions about your portfolio, answered from live data), the Bank Specialist (reads bank statements), the Money Collector (payment reminder calls), Email Triage (sorts and routes incoming email), the Maintenance Surveyor (drafts a repair from photographs) and the Contractor Matcher (shortlists who to ask for a quote). See AI agents.
Is the AI receptionist real?
Yes. Emma (voice) and Jordan (chat) are AI assistants in the resident portal, available at any hour. They answer residents' questions, give building information and send payment links.
How does the Bank Specialist work?
Upload a PDF or CSV statement. The agent extracts every transaction, suggests a category for each, and presents them for review. Confirmed transactions are added to the ledger.
Will AI replace my team?
No. The agents take the repetitive work — chasing arrears, processing statements, triaging email — so your team can spend its time on residents and the issues that need judgement.
Can I control which agents are active?
Yes. Each agent is switched on or off on its own, only admins can do it, and usage is tracked per agent.
Is there a cost for AI?
AI agents are optional add-ons. Their usage is shown in Account & Billing, broken down per agent with a monthly history.
