Fire safety complianceBlock management software

Fire risk assessment software that keeps the whole trail.

WiseBlock holds every fire risk assessment for every block you manage — the findings, the remedial actions they raise, the signatures, the photographs and the fire door records behind them — and books the routine fire checks that prove the building is being looked after between assessments.

Sheet 01The assessment

An FRA that moves from draft to signed off.

Every assessment has a status, and the status only moves forward when someone does something. Nobody has to ask which version is the current one.

  1. Draft

Started by hand, uploaded as a PDF, Word file or image the assessor sent you, or drafted by the AI assessment from what is already known about the block.

  2. Submitted

The assessor has finished. Findings, photographs, floor plans and the evacuation strategy are attached to it.

  3. Reviewed

A reviewer has read it. Assessor, responsible person and reviewer each sign, and each signature is timestamped.

  4. Signed off

The version that counts. Older assessments are archived, not deleted.

Sheet 02The register

Every assessment, every block, one register.

The assessments list is the portfolio at a glance: reference, block, date, assessment type (Type 1 to Type 4), status and overall risk rating. Filter it by block, status, type, risk or date range, and the blocks that need attention are the ones left on the screen.

Each assessment carries its findings — category, location, risk level (low, medium, high), priority and whether the item is compliant, non-compliant or an observation. Findings raise remedial actions with a priority, a responsible party, a target date and a status: open, in progress, completed, deferred or cancelled.

The fire risk assessments register in WiseBlock: filters for block, status, assessment type, risk rating and date, above a table of assessments showing reference, block, date, Type 1 to 3, status such as draft, submitted, reviewed, signed off or archived, and a risk rating for each.
  1. Filter the portfolio.

Block, status, type, risk rating and a date range — dates shown dd/mm/yyyy.

  2. Where each one stands.

The status is the assessment's place in its lifecycle, not a note somebody remembered to update.

  3. The overall rating.

From trivial to intolerable, as the assessor rated the building.

Screens come from a fictional demo organisation; blocks and references are illustrative.

Sheet 03Fire doors

Fire door inspection records, flat by flat.

A flat entrance door is a fire safety asset, so WiseBlock records it as one — against the unit it belongs to, with its own inspection dates.

  • Recorded per unit

Each flat's fire doors, detectors, extinguishers, emergency lights, sprinkler heads and vents are listed against that flat, with location and reference code.

  • What the door is

Fire rating (FD30, FD30S, FD60), manufacturer and model, and whether a self-closer, smoke seals and intumescent strips are present.

  • When it is due

Last inspected, next inspection due, and condition from excellent to failed. Anything past its date is marked overdue.

  • Photographs on file

Photos of each door or device sit with its record, so the next inspector can see what it looked like last time.

Sheet 04Between assessments

Routine fire checks, booked and proven.

An FRA is a snapshot. Each check is scheduled against a block, given a type — fire risk assessment, alarm test, sprinkler check, emergency lighting or extinguisher check — and assigned to an inspector, who completes it in the mobile app with an outcome of pass, pass with observations or fail.

Where you fit NFC tags at the riser, the fire panel or a communal door, the inspector taps in when they arrive, and the property manager sees who was there and when. How fire checks are scheduled · How NFC check-ins work

Sheet 05The rules, in plain words

Built around the Fire Safety Order and the Building Safety Act.

Under the Regulatory Reform (Fire Safety) Order 2005, the common parts of a block of flats need a suitable and sufficient fire risk assessment, kept under review. The Fire Safety (England) Regulations 2022 added duties for the responsible person: fire safety instructions and fire door information for residents in any block with two or more flats, and in blocks over 11 metres, quarterly checks of communal fire doors and best-endeavours annual checks of flat entrance doors.

Blocks of 18 metres or seven storeys and above are higher-risk buildings under the Building Safety Act 2022, with registration and safety case duties on top.

WiseBlock does not decide which of these apply to a building — your fire risk assessor and your own advice do. What it does is hold the evidence: which doors were checked, when, by whom, and what was found.

The scheduled fire checks list in WiseBlock: dry riser tests, fire extinguisher checks, smoke ventilation tests, fire alarm tests, sprinkler system checks and an evacuation drill, each with its block, date and time, assigned inspector, and a completed or missed status.
  1. What was checked.

Dry riser, smoke vents, alarms, extinguishers, drills — named the way your team says them.

  2. Who was sent.

Every check has an inspector against it, so a missed one has an owner.

  3. Done or missed.

A check that didn't happen says so, rather than disappearing from the list.

Questions

Fire safety compliance, answered.

Does WiseBlock carry out fire risk assessments?

No. Your competent fire risk assessor does. WiseBlock holds the assessment, its findings and actions, and tracks the work through to completion. It can also draft an assessment from what is already recorded about the block, for an assessor to check.

Can we upload the FRAs we already have?

Yes. Upload the assessor's report as a PDF, Word document or image against the building, and its findings can be read out of it for you to check, rather than retyped.

How are fire doors recorded?

As assets of the flat they belong to: fire rating such as FD30S or FD60, self-closer, smoke seals and intumescent strips, condition, photographs, and the last and next inspection dates. Anything past its date shows as overdue.

Is this legal advice on the Building Safety Act?

No. WiseBlock keeps the records the regulations ask you to keep. Which duties apply to a particular building is a question for your fire risk assessor and your legal advisers.

Who signs an assessment off?

The assessor, the responsible person and the reviewer each sign in their own role, and each signature is recorded with the time it was made.
